Remodeling a home in Bellingham That is the question. As many sellers get ready for the busy summer selling season, the inevitable question always arises: shall we remodel, replace or sell the home “as is?” With 600 homes on the market in Bellinghan—each in competition with the others for a buyer–it is important to make your home stand out as the best value among those available. However, too many sellers make their home “over” ready for sale and upgrade above  the neighborhood’s price range.
 
Money.com has evaluated some of the most common home improvement projects and has compared the cost to repair or remodel with what those improvements might add to the sale value. For example, the average price for a minor kitchen remodel can cost the consumer $17,900 but add only about $15,300 to the home’s value at the time of sale.


The average cost to add a bathroom is about $28,900 and increases the homes value only about $21,700. Replacing the siding with vinyl can cost, on average, $9,000 while bringing the home’s value up less than $8,000.
What about replacing the roof? Nationally, the average cost of a roof replacement is $14,300; its added value at the time of sale is only $10,500. An alternative to replacing a roof might be clean off the moss and gently wash the roof to remove other debris. Too often, sellers plan major renovations and end up losing valuable dollars at the time of sale. Before renovating, consult a real estate professional who can provide information regarding the likely pay-off of such improvements. Consider only those projects that make financial sense. And, if you plan to stay in the home more than two years, a major remodel might be just the ticket—increasing your enjoyment of the home and resulting in a higher sale price in the future. Getting your home ready to sell may require as little as boxing up extra items around the home, renting a storage unit to store excess furniture, and adding a fresh coat of neutral paint to the interior of the home. What color is your sign?

In today’s Bellingham real estate market does the color of your sign matter?  Does going with one of the top 4 companies matter (Keller Williams, Windermere, Remax, John L Scott, Etc…) ?

NO!!!!

When picking the realtor that is going to list your home what really matters?  The truth is that you can get the best agent or the worse agent at any brokerage.  Real Estate agents are independent contractors for the broker.  The amount of knowledge, experience, and marketing vary from brokerage to brokerage.

 When picking a real estate agent in Bellingham Washington or anywhere in the united states you need to know these stats

Over 80% of buyers use the internet for there home search

Google represents a majority of the web traffic

 Just because your real estate agent has a website does not mean that any actually visits the websites. 

Now check google by typing in a popular keyword like “Bellingham real estate” Does your agent or his/her brokerage come up in the first two pages?

Does your agent use pay per click advertising to direct traffic to your listing?   How many pictures does your agent post on his/her website?

 The future of real estate is the internet when picking your next agent don’t pick them based on the color of their sign (what brokerage they are from?) pick your next agent based on the internet presence, their marketing plan, and their market share.
